Ailteir Studio Architects based in Bearsden, Glasgow, specialises in bespoke design, planning and construction of sustainable, green architectural solutions.
We accommodate all types of services from extensions, loft conversions, refurbishments, new build, self build, green architecture, feasibility and planning applications to warrant, design, construction, guidance and project management.
Ailteir Studio is an architects practice based in Bearsden, Glasgow, serving the local areas (Milngavie, Bishopbriggs, Kirkintilloch, Lenzie) as well as the West Coast, Central and Southern Scotland. Ailteir Studio provides a holistic approach to the brief and client requirements. We aim to adopt a Scottish vernacular which is modern while respecting the original fabric of a building and its environment. Each client is unique, each site or property is unique, every situation demands a bespoke solution which responds to the particular brief. Ailteir Studio offers a service broken down into key parts. Services are selected according to client requirements and project particulars as follows.
Design
After a briefing by the client to establish project aims an initial concept design stage is started. This comprises a full site survey and sketch design phase called Work Stage A. The drawings and concepts established at this stage form the basis for the following work stages.
Planning & Warrant Applications
Work Stages B-C are where we transfer the survey information and concept designs from Stage A to Computer Aided Design software (CAD). CAD drawings are accurate representations of the concept and can be used for consultation with local authorities and estimation of price by contractors. If required an application for planning permission can be made.
Ailteir-studio will consult with planning authorities and acquire permissions for clients. When planning permission has been approved a warrant may be required which provides compliance with Scottish Building regulations. Warrant approval is required before work may start. Ailteir-studio will coordinate with engineers and building control to acquire warrants at Work Stage E.
Construction
Ailteir Studio may be appointed beyond the statutory approvals stage to provide construction and tendering information. We can advise on contracts and appointments using standard RIAS and JCT contracts. The architects can inspect works and issue certificates as contracts progress to completion and hand over if required.

Pricing
Ailteir Studio offers a free first consultation and a no obligation quotation. Ailteir Studio's fees are calculated in three possible ways. A percentage basis, a lump sum or time charged by agreement. The most common is the percentage method where the architect's fees are calculated as a percentage of the total building cost. Before fees can be estimated the client and architect need to establish the services to be provided, the approximate budget and the type of work.
Architects divide up projects in terms of work stages expressed as a percentage of the whole. Stage A is "Appraisal" used to ascertain if a scheme is feasible. Stages B-D develop a scheme from Stage A into a brief with an outline set of drawings. Initial discussions with the statutory authorities may begin. Stages D and E are usually associated with a planning application and then a building warrant application to show the proposals comply with current statutory standards. Construction cannot start without a warrant.
Clients may select from these services as they require and payments are made in stages. An architect's appointment is agreed with the client prior to work commencing. Ailteir Studio carries full professional indemnity insurance.
