Plans for Kinnaird Village in Larbert continue to forge ahead following Ryden’s instruction by NHS Forth Valley and a development consortium comprising Cala Homes and Persimmon Homes to market a select number of commercial development opportunities at the village centre on the former 218-acre NHS site.
As an integral part of the community, the village centre offers opportunities for developers and/or operators to acquire sites for a supermarket, pub/restaurant, children’s nursery, care home and an assisted living residence.
Offers are invited for the sites either as a whole, or in separate lots.
Kinnaird Village is located on the site of the former Bellsdyke Hospital and will ultimately provide up to 1,700 new homes, in addition to the existing 500 homes in the adjacent Inches development. A number of residential phases have already been completed and sold. In addition, a primary school has been constructed and the new Forth Valley Royal Hospital is nearby. The hospital, which employs 3,500 staff and will treat over 58,000 inpatients and 280,000 outpatients per year, will clearly have a significant positive impact on the local economy.
Ryden has been involved with Kinnaird Village since its inception, providing guidance on planning, securing an agreement to have the land allocated for development and advising on the approved masterplan.
Russell Rutherford, partner at Ryden responsible for the disposals, said: "Larbert is a growth area, with good public transport links and plans in place for the improvement of the nearby junction 2 of the M876.
"This is therefore a rare opportunity to acquire sites for a variety of uses, with the advantage of having all infrastructures and a captive residents market that will grow as the development progresses. I foresee strong demand for the sites at Kinnaird Village."
