Deals Breathe New Life Into Former Shipyard

Barclay Curle has a history in Scotland stretching back to when the company was founded in 1818 until it closed in the 1980s.

Today, the former shipyard continues its industrial tradition by providing flexible and affordable industrial units, office suites and yards which are all housed within a 24/7 secure environment. The estate is now owned by Ashcap (CNC) LLP and is managed by CNC Property Fund Management who are advised by King Sturge.

The estate has enjoyed a recent renaissance with an impressive run of new and varied tenants including the Glasgow Wood Recycling Company, AMK Van Hire, Clancy Docwra and Tusk Plant Hire.

• The Glasgow Wood Recycling Company (GWRC) has taken Unit 6, which extends to 5,010 ft², plus a yard on a three-year deal at an annual rental of approximately £14,000 per annum. GWRC is a social enterprise and charity established in 2007, which finds creative ways to recycle and reuse wood. The company provides volunteer and training opportunities to local people, as a practical way of tackling poverty and social exclusion.

• Glasgow-based AMK Van Hire has leased two yards on the estate on five year deals at an annual rental of £11,500. The yards provide AMK with secure storage space for their growing fleet of leisure and commercial vehicles. Barclay Curle is very close to the company’s head office at Methil Street in Whiteinch. AMK Self Drive has become one of Glasgow's leading Vehicle Rental Companies since being established in 1979.

• Clancy Docwra, part of the Clancy Group, one of the leading national construction companies in the UK, has leased Yard G on the estate for 12 months in order to service a public road contract. The yard has been leased for an initial 12 month term at an annual rental of £9,000.

• Tusk Plant Hire, have leased office space within the office centre and are expected to expand further over the next year. They currently lease the first floor of Unit 19 which measures to approximately 514 ft² and are paying approximately £6.80 ft² for the offices.

“The ongoing refurbishment programme and improvements to the Complex, coupled with the flexible lease terms and cost-effective rents, are proving extremely popular for a range of local and national occupiers looking to expand and relocate" comments Steven Griffiths, Director of CNC Property Fund Management.

Paul Sweeney of King Sturge added: “The recent run of deals at Barclay Curle Complex is indicative of the current market, and our clients have been flexible when dealing with occupiers, which has worked to their favour. The estate is proving to be very popular as it offers a range of accommodation within a secure environment in a very convenient location close to the city centre. The remaining industrial space ranges from 5,000 ft² to 50,000 ft² and refurbished office suites are available from approximately 250 ft² to 2,500 ft².”

The Barclay Curle Complex is strategically located on South Street, only three miles west of Glasgow city centre. South Street lies adjacent to the Clydeside Expressway and the Clyde Tunnel, each of which connect to the central Scotland motorway network. The Complex forms part of the River Clyde Waterfront and lies is close proximity to Glasgow Harbour. Existing occupiers include Mitie Security, Glasgow City Bus, Scottish Opera, EMR, Clydeforth Engineering, Fabri-Consultant Engineers, CEP Demolition and Enterprise Control Engineers.
