The Bangour Village - New Era, New Opportunity

Developers are being offered an exciting opportunity to provide a new future for the historic Bangour Hospital site in West Lothian.

The hospital, which closed a number of years ago, is within easy reach of Livingston and has good access to the M8, very convenient for commuting to Edinburgh or Glasgow.

The opportunity includes a sports pavilion with playing fields, laundry, boiler house and shop, church and recreation/community hall as well the former Nurse’s home and Medical Buildings - given the site’s previous use as a virtually self-contained community.

Enjoying grounds extending to 220 acres (89 ha), the complex comprises stone buildings of architectural importance and their future use needs to be carefully considered and the importance of the setting of the historic properties recognised. Given the extend of the grounds there which includes woodland it is possible that over 500 homes could be provided here.

George Curley, Head of Estates, NHS Lothian, said: “The former Bangour Hospital is a really exciting challenge – the opportunity is almost unique. We are working with Historic Scotland and West Lothian Council to ensure a suitable future for this important and historic site. That future does require a commercial approach to development and understanding of all the issues.”

DTZ, International property advisers appointed to market Bangour Village have had discussions with the Community Council, as well as the Council’s Planning department.

John Brown of DTZ the Director responsible for the sale said: “Future plans need to involve the development and restoration of the “A” Listed existing buildings and providing West Lothian with additional housing in this wonderful setting. Bangour Village requires a Masterplan with subsequent phased development. The listed buildings offer a wide range of possible occupation uses: offices, sheltered housing / nursing home, private homes and apartments, retirement village, retail and possibly educational / institutional uses, together with 500 new homes within the grounds.

"Community contributions will be required and agreed as part of the Planning Process. We have an open mind to proposed uses and developments. Hearing from interested parties will help develop our sales structure and we expect considerable interest, but the approach as to be fully commercially considered by parties with appropriate financial backing."

Montagu Evans are appointed Planning Advisors to NHS Lothian and will be working closely with DTZ and West Lothian Council are being kept closely informed regarding the sale.

First Stage interest is being requested by DTZ thereafter sales process will lead to “Best and Final offers” being invited. More information can be obtained from www.bangourvillage.com – a special web site provided by DTZ for sales information.

DTZ expect to hold a Workshop for parties to discuss interest. The intention is to allow special interests to be identified and then all major parties will be informed.
