Smart Move Sees Speculative Development At Inchwood

Edinburgh-based contractor/developer J Smart & Co (Contractors) has acquired a 2.45 hectare site at Inchwood, Bathgate from Scottish Enterprise in an ambitious move to create modern warehouse, distribution and business space.

When completed, the development will comprise five stand-alone buildings, providing approximately 4,665 sq m.

The site is located with excellent visibility from the A7066 Bathgate to Broxburn road, minutes from Junction 3A of the M8. Phase 1 of the development will start in May 2011. This will provide two blocks of up to eight individual units, ranging from approximately 223 sq m to 892 sq m.

The units will provide high quality space, with micro rib composite cladding panels and glazed sections at the pedestrian doors. Access to the units will be via an electrically operated 4m wide by 5m high sectional door. Internally, there will be a clear height to the underside of haunch of approximately 6 m and a reinforced concrete floor with a medium duty load.

Colliers International Director, Bryce Stewart, who advised Scottish Enterprise, has been appointed joint letting agent, alongside Ryden. He said: "This is a significant vote of confidence, by a developer with an excellent reputation for creating facilities in strategically important locations. There is increasing activity in the smaller sized requirement market, with the industrial sector currently more robust than others, and we are confident that this, the only speculative development currently in Bathgate, will prove attractive to a wide range of tenants."
