North Ayshire Council is to build 46 new homes in Kilwinning.
The Redstone Avenue area of the town will see £5.4m invested in the development, which has edged even closer to beginning construction.
A meeting of the Cabinet on Tuesday saw the project discussed by Councillors. It was agreed to extend the project from 44 houses to 46 and to procure a contractor to carry out the building work.
Councillor Anthea Dickson, Cabinet Member for Health and Social Care, said: "The Redstone Avenue development in Kilwinning is the next step in our commitment to building new housing for people in North Ayrshire.
"These will be modern homes that will meet the needs of families in the community. The Council has ambitious plans to build 500 homes over ten years and this major development will help to move us towards that target."
It is thought building will commence in spring 2013 with the work expected to be completed within around 12 months.
The Council has said it will ensure young apprentices are provided with placements with the appointed contractor.
The project is currently still in the design stages, with a further consultation set to take place next month.
The Council has said the design will include "making the most of local ecological features to include pathways and trails.
"The development will also include houses which are specially designed and adapted for wheelchair users," a statement said.
Councillor Dickson said: "Providing adapted homes to meet the needs of residents helps people to live full and independent lives.
"The Redstone Avenue development will provide quality homes and I look forward to seeing it progress."
