A planning application has been submitted to develop over 420 new build-to-rent homes in Partick, Glasgow.
Holmes Miller put forward the proposals which include a mix of studio, 1, 2 and 3 bed apartments on Beith Street to Glasgow City Council on behalf of KR Developments.
The plans represent a significant capital investment of £90 million in the West End of Glasgow which aligns with the city planning development policy to intrinsically link to the development of Glasgow University campus and the sweep of development to Glasgow Harbour on the Clyde, and the further masterplan aspirations to connect across the river to Govan.
This is a brownfield development, remediating contamination and repairing the partially collapsed River Kelvin riverside retaining wall. It binds together the city fabric and strengthens the existing community, whilst providing a strategic improvement to the vibrancy and vitality of the area, increasing footfall for the retail and commercial businesses in Dumbarton Road, Byres Road and Finnieston.
The proximity of Partick Transport Interchange (5 minute walk from the site) makes the build-to-rent model an ideal development for the site with multiple forms of sustainable transport on its doorstep removing the need for significant areas of parking. With the local amenities of Byres Road and Dumbarton Road right on the doorstep and the internal amenities of residents café, gym, quiet rooms and facilities management, the development will be an excellent place to live for those who appreciate the urban lifestyle.
The accommodation is grouped into four blocks lying perpendicular to the river, allowing views and daylight between Beith Street and the river. A collaborative pre-application consultation with Glasgow City Council afforded various discussions relating to density and scale of the development as the design progressed, resulting in a balance of slender accommodation blocks that vary in height from 10 storeys adjacent the student residency to the east, up to 13 storeys across from the student residency in the west. The striking, split-top skyline with landscaped roof terraces create a unique and dramatic quality to the long-range views of the flats.
